Would there be some economies of scale, like using the same prop manager for multiple properties nearby that you wouldn't get with your properties being scattered in different parts of the country/world?

Definitely, and I've thought about this a lot. I see two problems.
1. Nashville is no longer cheap. When I bought my house it was $340k, not it's appraised at $700k, which is insane.
2. My property manager does not help me find opportunities lol.
